Project Management
Assist in the development of initial cost estimates and budgets
Define initial timelines for design and construction
Maintain protocols and processes for clear communication and record-keeping throughout projects
Create, monitor and maintain project schedules
Identify areas of schedule risk and opportunity, and coordinate mitigation or optimization strategies
Schedule, and create agendas for meetings
Conduct meetings as needed.
Identify, track, prioritize and resolve issues
Maintain communication with Landlord and Tenants where appropriate
Provide information for consideration and decisions by executives
Implement executive decisions
Design Team Leadership:
Assist in the management of the design process through all phases of design and construction
Conduct effective design team meetings when required
Assist in the coordination of design team and integrate the efforts of in-house technical staff
Manage permit approval /entitlement process:
Liaise with design team, expediter, and construction manager to efficiently procure permits from multiple agencies
Contract procurement:
Issue requests for proposals (RFPs)
Obtain, scope and level bids
Award and finalize contracts
Negotiate change orders
Budget Management:
Approve, reject or negotiate invoices as appropriate
Track costs against budget
Provide routine budget reports as required by supervisors, executives or lenders
Construction Management Supervision:
Establish appropriate documentation and reporting requirements of the Construction Manager or contractor
Ensure quality, timely and cost appropriate construction
Visit construction site on a regular basis
Identify areas where additional expertise is required and report and/or execute as instructed
Oversee construction management staffing and trade coordination
Promote safe working conditions
Assure adherence to design intent, specifications and contract costs
Identify and implement cost or time saving measures
Review and approve all plans/specifications submitted by tenants, when required
4-year degree from accredited institution, preferably in Engineering, architecture or real estate, or industry experience relevant to the position
Masters degree in real estate development is a plus
6-8 years of experience in the development, design and/or construction of high-rise residential, commercial, or mixed-use projects in NYC
Demonstrated ability to manage complex projects
Proven problem-solving skills with ability to devise and implement processes and strategies to resolve complex issues
Understanding of bidding, award, construction, and turnover process
Knowledge of all major trades and how they integrate into construction
Appreciation of quality finish construction
Understanding of sustainable design and construction practices
Knowledge of New York City building codes
Knowledge of OSHA, NYC DOB and related safety requirements
Knowledge of CEQR and ULURP process is helpful for certain projects
Knowledge of trade union jurisdictional issues
Demonstrated understanding of budget and schedule creation and management
Excellent organizational and interpersonal skills
Applied knowledge of software platforms such as Excel, scheduling software (e.g. MS Project, Primavera), Visio and PowerPoint.
