Job Title: Preconstruction Manager / Senior Estimator
Job Summary
We are seeking an experienced professional to lead and oversee conceptual and negotiated projects throughout the preconstruction phase. This role provides strategic leadership and guidance related to conceptual estimating, pricing, value engineering, scheduling, and overall project profitability.
Key Responsibilities

Serve as an integral member of the preconstruction team, and in some cases provide oversight of preconstruction activities

Support integrated project team collaboration and project goal development

Develop conceptual budgets and estimates while identifying future scope requirements

Prepare high-level schedules and coordinate phasing and logistics planning

Organize, track, and manage tasks related to preconstruction deliverables

Perform quantity take-offs from construction documents and input data into estimating tools and spreadsheets

Develop and implement estimating procedures, including templates, formulas, and presentation formats

Evaluate subcontractors, suppliers, and material pricing structures

Source, qualify, and integrate subcontractors and suppliers into project plans

Lead project logistics planning efforts

Manage budgeting and cost estimating for conceptual and negotiated projects

Conduct value engineering and cost analysis to identify savings opportunities

Participate in project planning and coordination meetings

Guide multiple projects through preconstruction phases

Collaborate with leadership, owners, and design teams throughout the preconstruction lifecycle
Basic Qualifications
-
Bachelor’s degree in Construction Management or a related field

10+ years of progressive experience in the construction industry
Required Skills & Competencies

Strong expertise in preconstruction processes, conceptual estimating, budgeting, cost control, and scheduling

Solid knowledge of value engineering and cost analysis methodologies

Ability to manage multiple projects and priorities effectively

Strong communication and stakeholder management skills

Ability to travel to project sites as needed
